Construction Cost: $3.5 million

Project Description: Extensive exterior restoration of two-story masonry structure with red sandstone banding trim. Complete reorganization of spaces on the first and second floor to more efficiently serve tenants. Plans called for the lowering of the basement finish floor elevation to provide direct access to the Riverwalk, calling for the excavation and removal of approximately 12 feet of compacted earth, the extension and modification of structural members and the removal of a portion of 2-foot thick limestone wall to provide an entrance from the Riverwalk and to accommodate River Level and Mezzanine Level Lease Spaces. A new elevator links the first and second floor to the new basement level. This work was accomplished while the building was fully occupied and without interfering with Riverwalk pedestrian traffic. Obtained all necessary approvals from State Historic Preservation Office.
